Buyer FAQs

  • In many cases, yes! Programs like USDA, VA, and HUD 184 (for Native buyers) can offer $0 down depending on eligibility, location, and credit guidelines. It’s not a myth — it just depends on your situation. I will get you in touch with the right lender to see which option fits you best.

  • Not always! The seller may offer compensation to the buyer’s agent, but it’s not guaranteed. Before we view a home, I will check the property’s terms so we know if compensation is being offered.

    If it isn’t, we have options:

    • We can ask the seller to offer compensation during negotiations

    • You can choose to cover the commission at closing

    • Or we can focus on homes where the seller is willing to compensate the buyer’s agent.

    We’ll review everything in a Buyer Brokerage Agreement before showings so you know what to expect — no surprises.

  • I can show you most homes that are actively for sale in Oklahoma, including properties listed by other brokerages, as long as there is permission granted and we have a Buyer Brokerage Agreement in place.

  • Same day or next day in most cases— especially if you’re pre-approved.

  • Yes — and not because I’m trying to push you! A pre-approval protects you. It tells us exactly what price range is realistic, what programs you qualify for, and it strengthens your offer when we find a home you love. Sellers take pre-approved buyers more seriously, and it keeps us from falling in love with something that isn’t a match budget-wise.

  • Every situation is different, but here’s a simple breakdown:

    • Earnest money: Usually 1% of the price (credited back to you at closing)

    • Inspection costs: Paid upfront, varies based on home size

    • Down payment: Depends on program (can be 0%, 3%, 3.5%, 5%, etc.)

    • Closing costs: Can sometimes be negotiated with the seller or covered by grants

    I’ll walk you through every cost before you spend a dollar.

  • Good! That’s what inspections are for. If issues come up, we can:

    • Ask the seller to fix certain items

    • Request repair concessions/credit

    • Re-negotiate

    • Walk away if needed (within inspection timelines)

    Inspections are protection, not pressure. We’ll decide next steps together.

  • Closing costs are separate from your down payment and usually include: lender fees, taxes, insurance, title work, and more. Buyers typically pay, but seller contributions can sometimes be negotiated.

  • Earnest money is a deposit that shows the seller you’re serious. It’s held by the title company and then applied toward your closing costs or down payment at the end. If you cancel for a covered reason during your contract timelines (like inspections), it’s typically refundable. I’ll make sure you understand your protections.

  • On average: 30–45 days from contract to close, longer if we’re still shopping or waiting on pre-approval.

Once we know what you're looking for, I help you explore properties in the areas that fit best.
